220 Hatchery Road Development:
87 Condominiums in Penngrove???

220 Hatchery Road (File Number PLP25-0007) has been submitted for a MAJOR SUBDIVISION directly behind the Twin Oaks Roadhouse:

- One small 5-acre parcel

- 16-17 three-story buildings

- 87 residential high-value condos (and likely a clubhouse)

- California guidelines estimate as many as 870 new car-trips every day on Hatchery and Old Redwood Highway.

There are many reasons to object to this project: 

1. Lack of adequate sewer capacity in the Penngrove Sanitation Zone (PSZ)

2. Hatchery Road is too narrow to handle this increased traffic of cars and pedestrians

3. The project will create multiple traffic issues on Old Redwood Highway:

* Dramatic increase in unsafe left and right turns on Old Redwood Highway and Hatchery Road

* Dramatic increase in overall traffic on Old Redwood Highway

* Increased traffic will make Old Redwood Highway much more dangerous

4. Penngrove Sanitation Zone is already in debt, so required improvements for this project will cause rates to increase for everyone in Penngrove

5. Storm waters will vastly increase the runoff onto Hatchery Road unimproved dirt drainage and onto neighboring lots

6. Who pays for the dramatic increase in demand for emergency services like police, fire and ambulance based on large population increase?

7. Will this large-scale development be the beginning of Penngrove turning into another congested, over-developed community like Rohnert Park or Santa Rosa?
